Flexible Permanent Loan Underwriting criteria

  • Refi Borrower must own primary residence. (Exceptions can be made with compensating factors.) 
  • Purchase Investment properties ONLY. NO FIRST-TIME BUYERS. 
  • 650 Minimum credit score. No score requirement for Foreign Investors. 

All refi loans over 50% LTV cannot have: 

  • More than two 30-day or one 60-day late payment in the past 24 months; 
  • A bankruptcy or foreclosure in the last 24 months. 
  • Must prove 12 months’ mortgage history for the subject property and primary residence. 12 months of canceled checks required on all private mortgages and rental ratings. 

All liens paid through closing must be current. Non-monetary default OK. 

  • No DCR requirement. 
  • Cash out must be used for BUSINESS PURPOSES.
